Rent Concession and Advertised Monthly Rent
The monthly rent for the Premises is $1,150.00. As an inducement to enter into this Lease, Landlord is granting Tenant a one-time rent concession equal to one (1) full month's rent ($1,150.00), which shall be applied to the first month of the Lease term. Accordingly, Tenant shall pay $0.00 for the first month of the Lease term and $1,149.00 per month for the remaining eleven (11) months of the initial Lease term.
The advertised monthly rent of $1,054.00 represents the average monthly rent over the full twelve (12)-month Lease term, calculated as follows: Total rent payable under the Lease ($12,650.00) divided by twelve (12) months equals $1,054.00 per month on average.
This concession is a one-time incentive and does not reduce the base monthly rent of $1,150.00.
